We create grid-facing storage, behind-the-meter generation, and load-side edge data-center sites on Steel Belt industrial land that already carries utility headroom, fiber, and a permitted industrial history. Storage monetizes the grid. Generation serves the load. Compute monetizes the demand. All three share one site, one interconnection, and one capital structure.

The site is the asset

The constraint on energy and digital infrastructure is not demand. It is land with power, land with fiber, and land with a permitted industrial past. That land already exists across the Steel Belt. Our job is to turn it into placed-in-service assets.

Brownfield sites carry existing distribution and subtransmission capacity, fiber corridors, and environmental permits that greenfield megasites must build from scratch. Repositioned correctly, they host grid-facing storage, load-side edge data centers, and industrial loads at a fraction of the time and capital of new development.

Southeast Michigan is the first operating concentration within a broader Michigan and Steel Belt platform. The specifics below are where the work is already underway.

Utility headroom

Existing distribution and subtransmission capacity across DTE Energy and ITC Michigan territory. Substations with available capacity, screened before we bring a site forward.

Fiber and access

Fiber corridors running through former industrial corridors. Rail, highway, and water access on sites already entitled for heavy industrial use.

Detroit contractor bench

IBEW Local 58 and UA signatory contractors, hundreds of trades on call. Multiple execution partners, multiple paths to a sprint-build calendar.

Permitted history

Sites with a permitted industrial past. Brownfield diligence, remediation, and entitlement managed in house, not outsourced to a third party.

Stage-gated, from foundation to placed-in-service asset

    Program Foundation

    Standard site block package, reference financial model, host commercial templates, and a qualified contractor bench. The repeatable foundation under every asset.

    Pipeline and Site Qualification

    Host screening on peak demand and service capacity, utility data, feasibility packages, term-sheet negotiation, and stage-and-probability pipeline reporting.

  3. 3.

    Project Execution

    Final engineering, permitting and interconnection filing, procurement, construction management, commissioning and acceptance testing, and closeout with capitalization documentation.

    VPP Enablement and Capital Formation

    Tech-stack integration, data room, investor and lender materials, diligence coordination, and tax-equity and debt process support.
